Available housing on the rise in Basehor
Judging by the number of single- and multi-family homes that are being planned for construction in the city of Basehor, it appears house shopping is going to get easier.
Census 2000 numbers indicated the city had a low number of available homes and an even lower percentage of vacancy rates.
According to Census figures, there are 848 total housing units in the city. Of that number, 830 were occupied, leaving only 2.1 percent available for occupancy, according to Census figures.
With the planning of several new housing developments to the city, the number of homes open for occupancy will grow significantly, Basehor city officials said.
Basehor City Codes Administrator Mike Hooper said there are more than 100 single-family homes and another 43 multi-family homes that are ready for final approval by the City Council. Within a year, all of these homes should be completed or near completion, Hooper said.
Hooper also said he doesn't expect the boom in development to slow down anytime soon.
"I think we are going to keep seeing development come to the city," Hooper said. "People are wanting to move to the city and into the new homes that are being built."
There are also reasons to believe several other developers will have submitted final plats for their developments within a couple of months, Hooper said.
City officials are currently reviewing 1,246 homes. These homes are spread out over five different developments within the city.
The majority of those new homes are from two different developments.
Falcon Lakes, a housing development located on Kansas Highway 7, has been annexed into the city and entails 550 homes. The development is currently under construction and will include an 18 hole golf course and a lake.
Prairie Gardens is a 480-home development located on 158th Street and will feature single- and multi-family homes. Construction of phase one of the development is under way and will feature multi-family townhomes.
According to the preliminary plat, Prairie Gardens will have land available for a new Basehor City Hall and Basehor Community Library. Already planned as part of the development is land available for a Basehor Historical Society Museum and Convention Center.
Other developments that have submitted preliminary plats are Prairie Lakes, a 100-home single-family development located on 150th Street, Regency Woods, a 91-home development located between 155th Street and 158th Street and Iron Creek, a development located on 155th Street.
There will also be housing available for senior citizens within the city. Construction of Pebblebrook Gardens, a 35 unit attached single family development, is currently under construction and should be completed in a year, city officials said.
